In addition, we expanded into five California offices, including San Jose (Silicon Valley), San Francisco, Monrovia, Orange and San Diego. Our Technology Studio services combines consulting, design, and software creation, and we work with clients worldwide. AlfaTech Smart Building Services help building owners and stakeholders with office strategies to roll in more Artificial Intelligence (AI) machine learning and cloud-based data and analysis in facility operation to optimize various building systems and keep maintenance low. Lucas Museum of Narrative Arts

The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deep earth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyx glass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

Historical, Tenant Improvement

This project is a striking example of the creative renovation of a historical building to provide the amenities necessary to continue to attract visitors. The project consisted of a seismic structural upgrade and numerous renovations. The seating was replaced, a new state-of-the-art sound system and movie screen were installed, a new projection booth constructed, and the lobby, exterior facade and forecourt were renovated. New lighting was installed in the forecourt area to enhance the renowned hand and footprints embedded in concrete. This was a unique and challenging project as we were charged with designing significant systems upgrades within a strict budget while maintaining the historical nature of the building. One of the most significant challenges was the upgrade of life-safety systems within the building. Built in 1927, this landmark theatre is an opulent, awe-inspiring presence that has been a cornerstone of Hollywood’s history for over 75 years. As a reminder of the Golden Age of Hollywood and location of preference for prestigious premieres, it remains a world-famous attraction that draws thousands of visitors each year.

This is a total renovation of Terminal 1 at the Los Angeles International Airport. The terminal’s entrance, ticket counters, and Skycap operations were moved from the east end of the building to the west side to ease traffic congestion a problem motorists frequently encounter when entering the central terminal area at peak travel times. A reprogrammed departures and arrivals level will feature a “Lobby of the Future,” which includes self check-in and self-tag bag drop kiosks, a 12-lane security screening checkpoint, two large bag claim devices, and a high-speed in-line screening baggage handling system. Combined, these features will make departure and arrivals systems more balanced and efficient both curbside and within the terminal. Once through security, passengers will experience a bright, modern concourse. Twelve gates will have new, enlarged hold rooms with integrated concessions and passenger amenities. An additional 25,000 SF of retail and dining space will feature a variety of finishing materials and sculpted facades, nearly doubling the current concessions area. AlfaTech recently completed Uber’s innovative new sustainable San Francisco headquarters which is a ground up office building in the Mission Bay district. AlfaTech provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech was part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. AlfaTech assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project was designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under-floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use. AlfaTech provided engineering strategies and Smart Building System Matrix outlining all systems that should be included in the Intelligent Smart Building System.

AlfaTech provided mechanical, electrical, plumbing, fire protection and technology design services for the tenant improvement of Goop’s new 55,000 SF headquarters which is located at the new Santa Monica Gateway Development. The project consists of executive offices, meeting rooms, open office space, hot yoga studio, (2) Full test kitchens, cosmetics laboratory, photo studio, R&D lab space (fume hoods, autoclaves, lab gas), QA space, showroom, Fashion area (Clothing rails, mock-up, seamstress), media walls, staff cafeteria, podcast studio, Edit Bays, IDF and main Server room. The program required extensive upgrades to the core and shell infrastructure to support the lab and kitchen requirements.

AlfaTech provided mechanical, electrical, and plumbing engineering design services for this 250,000 SF multi-floor, re-stack project. The tenant improvement involved the development of guest experience areas to showcase the client's products and company history, an employee cafeteria, and a client cafe. Additionally, the project included the creation of outdoor amenity spaces with game areas, BBQs, water features, and gas fire pits, as well as penthouse entertaining balconies, a custom indoor soccer turf field, a fitness center, a data center, executive offices, and lounge spaces. Notable features of the project included a food truck serving as a snack bar on the executive floor and optimist fireplaces for added ambiance.

The project included the creation of an all-hands common area/town square designed to host company-wide events, a café on the second floor with a dedicated work area for employees, an IT help desk area on the fourth floor, a focus space/reading room on the sixth floor, as well as creative office space, executive lounges, conference/meeting rooms, IDF, and server rooms.

The Southern California Gas Company is the primary provider of natural gas to Southern California. So-Cal Gas made a strategic decision to consolidate and relocate departments within their Monterey Park location. Overall, this project location is a critical component to their business needs and the entire office was backed up by both UPS and generator power. A high level of coordination was required to identify co-dependent and intertwining existing MEP infrastructure serving the main data center and billing department which was mission critical to remain operational during the construction of this project. The project was comprised of conference rooms, private offices, huddle rooms, expansive open plan work space, interactive training rooms, multiple pantries, a main cafe/break room and cure restroom expansion. Features also included tech bench workstations for field ops employees with heavy power requirements. AlfaTech provided MEP engineering services for this project.

AlfaTech provided mechanical, electrical and plumbing engineering as well as technology design for the renovation of 80,000 square feet on the 3rd floor of office space in the former Baxter Healthcare building in Westlake Village. The project was competed in a record nine weeks. This was a fantastic team effort that was a monumental task and required several war room planning sessions to execute a project of this magnitude in record time. The project comprised of global trading rooms, MDF room, main server room, (5) IDF rooms, boardroom, executive suites, Network Operations Center, multiple staff breakrooms, private offices, conference rooms, open office spaces, 24/7 supplemental/after-hours cooling. American Home Mortgage Investment Corporation is the 10th largest retail mortgage lender in the United States and was structured as a real estate investment trust. AmeriHome Mortgage Company is a direct mortgage lender that is growing rapidly.

Capital Group

AlfaTech has completed 250,000 SF for Capital Group who are one of the world’s oldest and largest privately owned investment management company. This project had a lot of complex challenges adding an 8 story internal convenience stairs within and existing 57 story high rise, modifications to pressurization systems and base building smoke evacuation controls systems. Several enormous floor opening were provided between floor to bring a vibrant connected feel between difference user groups. Project included new layout for programming including open and enclosed offices, video conference rooms, copy/mail rooms, break rooms, pantry, huddle rooms, trading stations, IDF rooms and reception areas. A 4-story fully naturally vegetated green wall was erected with a custom recirculatory irrigation and sophisticated leak detection system. A full UPS upgrade with A&B power redundancy across the north and south risers of the building was designed to support 16 IDF rooms from the main data center. A dedicated 24/7 chilled water riser was introduced with E-Power circulating pumps. Custom controls sequences were designed to prevent stratification through the large floor openings via controllable dampers and differential space pressure sensors. This truly was an exciting project to be part of to push the design envelope.

The Wells Fargo Regional Commercial Banking Office multiple office renovations took place on six floors (5th, 6th, 7th, 8th, 9th, and 10th) of the 333 South Grand Avenue, a 54-story Class A office tower. AlfaTech provided MEP design engineering for the project and partnered with ONE Design Collective. The project was comprised of private offices, boardroom, conference rooms, open office space, IDF rooms and storage. The project had an aggressive construction schedule and was phased to provide minimal disruption to the business operation.

Brunswig Square

Brunswig Square is a 140,000 square foot office, retail, and restaurant space situated in Little Tokyo, on the edge of Downtown Los Angeles and the increasingly desirable Arts District. Built in 1931, the original 5-story Brunswig Drug Company building had 3-stories. Street-level retail space were added in a 1986 renovation. AlfaTech provided MEP engineering service upgrades to the main electrical, plumbing and HVAC central plant infrastructure. We worked closely with Jamestown to study the target leasing market and create flexible MEP solutions and metering strategies within the 19-story Class-A office tower to suit. The building will be marketed to potential tenants in creative fields interested in joining the thriving scene of these flourishing Downtown L.A. neighborhoods.

AlfaTech provided mechanical, electrical, plumbing engineering and security design services for 22,700 SF expansion space and creative office for Harman, an American audio electronics company. Scope included adding supplemental cooling for the IDF room as well as tenant improvements to audio rooms, experience center, Hyperion labs, R&D space, acoustical testing chambers, conference center, office space, paint shop, welding shop, thermal chambers, and engineering offices with acoustic rooms and labs. The project was a fast paced design that required a high level of coordination for intricate specialty tech power requirements, fire suppression, high press compressed air, specialty exhaust systems and high heat loads requiring supplemental HVAC systems.

Now considered a landmark on the San Jose skyline, the Adobe headquarters campus houses more than 2,500 employees. Each of the three buildings has its own parking garage, public lobby, and provides open workspace, Executive level offices, conference rooms, breakout areas, cafés, a wellness/fitness center, a roof deck, pedestrian bridge, a new Customer Experience Center. Building Two also features ground-level retail space, and each tower includes its own data center. The data center design consisted of a 7/24 full generator/UPS backup system for HVAC, lighting and power within the room with 100% redundancy. Technology design services included the design of the intra building and inter-building low voltage cable plant for the facility,

pathway systems for distribution of structured cabling infrastructure including both Outside Plant (OSP) between buildings and interior pathways within the office tower, pedestrian bridge and parking levels, design of the MDF and IDF rooms to support all IT infrastructure, design and coordinate the rack and cabinet layouts and elevations for the telecommunication rooms, coordination of Telco and Network connectivity for building systems including BMS, MEP, Security and Life Safety systems, and the design of the audio visual systems for the facility including conference rooms, breakout areas, cafes, roof deck(s), Customer Experience Center, all hands space and common area locations that require av capabilities, the design of the DAS system for both Cellular and ERRCS platforms, Wi-Fi predictive modeling for quantity and placement of wireless access points (WAPs)

The design included several floors of office space, specialty rooms, restrooms, prayer rooms, meeting rooms, copy/work rooms and amenities spaces including a tech connection bar, 4,000 SF health/wellness center, cafeteria, and auditorium/lobby. AlfaTech provided mechanical, electrical and plumbing engineering design for this 30,000 SF creative technical office space with views of historic Wilshire Blvd. To tie together two floors into a cohesive, modern experience, part of the 15 th floor was punched out and replaced with new interconnecting stairs with 20ft tall video wall. The project comprised of circadian rhythm lighting controls throughout the space, sleek and linear office areas, including private offices, conference rooms, executive boardrooms, phone rooms, and a wellness room. Four acoustical rooms, including two listening rooms, a vocal room, and a studio room, are installed above an isolation floor. The space is also equipped with a full coffee bar and pantry, along with open seating and private booths.

Sirius XM Satellite Radio, is a broadcasting company headquartered in Midtown Manhattan, New York City that provides three satellite radio and online radio services operating in the United States. It now provides 69 streams of music and 65 streams of sports, news, and entertainment to its subscribers. Music streams on Sirius carry a wide variety of genres, broadcasting 24 hours daily, commercial-free, and uncensored. The project consisted of broadcast rooms, voice booths, production control rooms, live performance spaces, server room, conference rooms, open workstations and executive offices. Supplemental cooling systems, centralized UPS, N+1 CRAC system, back-up diesel generator, multi-mode fiber network, wireless heat mapping design, etc.

Miramax, an Entertainment Company known for producing and distributing films and television shows, selected a new home in Century City for its global HQ. Following a change in leadership, Miramax required a fresh new look to support their extensive external and internal rebranding efforts. AlfaTech provided mechanical, electrical and plumbing engineering design for this project in a 19-story Class-A office building which consisted of an IDF Room, screening room, conference rooms, high density workspaces, recreational areas and work rooms. This project is a true testament to teamwork with the speed and quality of the execution such a complex project.

Marvel Studios is an American motion picture studio based at the Walt Disney Studios in Burbank, California and is a subsidiary of Walt Disney Studios. Dedicated to producing films based on Marvel Comics characters, the studio has been involved in three Marvel-character film franchises to have exceeded $1 billion in North American revenue: the X Men, Iron-Man, Spider-Man, and Marvel Cinematic Universe multi-film franchises. The space comprised of two 16k projection screening rooms, multiple edit bays, QAQC rooms, remote MDF room and supporting office space. The project was constructed in a live environment and was cut over into existing base building infrastructure systems. The project required a high level of coordination to execute this along with accurate phasing and demolition drawings.

Sites will also have retail and merchandising areas as well as restaurants. These projects have been extremely challenging to create energy efficient micro-climates which are adjacent to each other.
