AlfaTech was established in Silicon Valley in 1987 as a mechanical, electrical, and technology (low voltage, security, and A/V) design engineering firm. Responding to client needs, we expanded our service offerings to include architectural lighting design, sustainability, Smart Building, and project management services. In addition, we expanded into five California offices, including San Jose (Silicon Valley), San Francisco, Monrovia, Orange and San Diego. AlfaTech is gaining ground through organic, merger, and acquisition growth. Establishing Vela Tech portfolio with parent company RSBG, our services reach the West Coast to the Midwest and the East Coast from partner offices in Seattle, Chicago, Reston, and Edison. We also have an international presence with offices throughout Europe, Asia, North Africa, and the Middle East. Delmas Avenue Development

Masterplaning 2,101,550 GSF

AlfaTech provided mechanical, electrical, plumbing engineering design, LEED Energy Modeling, CFD Modeling and Commissioning services for the site master planning for approximately 8.33-acre site that includes two office buildings, each spanning 362,000 GSF with 9-levels above 4-levels of podium parking. Retail space was integrated into 8,750 SF of a neighboring historic building. Additional 12,000 SF of new retail added within a warm shell & core office building. Full design of a multi-family residential tower with 325 units in a 15-level over ground floor lobby with 4,000 SF retail and two-levels of below grade parking. Over 112,300 GSF of landscaped area was designed across the site for a total square footage for this project at 2,101,550 GSF.

AlfaTech provided full MEP engineering services and LEED administration services for this for 5-story, 82,000 GSF residential building with a 55,000 SF two-level parking garage. The building will have 75 units and four townhomes, plus 5,000 SF of commercial space on the ground floor, a fitness center with additional exterior courtyard for break-out activities/classes, a 2-story tenant clubhouse, and a rooftop amenity space including a roof deck and lounge.

The Carlysle

San Jose, CA

New Construction, High-Rise 558,000 SF

AlfaTech is providing MEP engineering design for this a new 21-story mixed-use tower with mechanical penthouse. Space planning includes an estimated 290 apartments on top of 123,000 SF for office space. At ground level, there will be 7,600 SF of warm shell retail and, amenities, 373,000 SF with a parking capacity for 350 vehicles. Above the curtain wall-wrapped base floor, three levels of perforated metal will hide the on-site parking garage. Five stories of offices are distinguished by zigzagging concrete columns. Above the offices are U-shaped residential floor plates hugging an open-air courtyard. Along with the building space planning will be the MEP infrastructure included in with the Core. The building is located at the north side of Carlysle Street between Almaden Boulevard and Notre Dame Avenue, San Jose, CA with approximately 558,097 SF of gross area building space plus outdoor private / common space.

The project is currently under DD design and AlfaTech is providing all MEP/FP engineering.

Avalon At Mission Bay III

Provided MEP Engineering design services for this 15-story mixed-use residential building in Mission Bay. Building includes 300 residential units in a mix of flats, town homes, live-work units with retail spaces that enliven the base of the tower along King Street. There is a 2-story above grade parking podium with lushly landscape urban plaza on top that serves as a communal open space for the residents. This project includes Class I construction.

The Austin, 1545 Pine Street

AlfaTech provided mechanical, electrical, and plumbing design-build engineering and technology (low Voltage and security) design services. Contiguous to San Francisco’s affluential Nob Hill neighborhood, 1545 Pine Street is a new construction 12 -story condominium tower measuring 143’ above ground. This high -rise, mixed-use tower consisted of (2) sub-grade parking levels at 30,000 SF, 2,000 SF of ground-floor retail space, and approximately 100,000 SF of market-rated housing with a unit count of 102. This project pursued California GreenPoint Rating. The engineering design included a multi-zone heat recovery system, trickle vents, low-flow fixtures, and occupancy-sensed dynamically controlled lighting. The low-voltage design accommodated voice, U-verse, ADSL, and broadband services with a connections for a future passive optical network. Security systems include access entry systems for main entrance, garage area and interface to parking gate system.

72 Townsend San Francisco, CA

Tenant Improvement, Design-Build 150,000 SF

AlfaTech provided mechanical, plumbing and fire protection design-build engineering services for this residential conversion project. The project consisted of the renovation of an existing one-story historical warehouse and a new 7 story addition for use as a residential loft and retail building spanning 150,000 SF. The site includes a total of 73 residential for-sale condo units and 3,000 SF of tenant amenity spaces, including outdoor living space on the roof level, a swimming pool, and a spa and fitness room. The existing warehouse envelope will house retail, the residential entrance lobby, storage rooms, a wine storage room, and 73 parking spaces. Sustainability features included maximizing passive systems.

119 7 th Street San Francisco, CA

AlfaTech provided mechanical, electrical, plumbing design-build engineering and technology (Low Voltage and Security) design services for the new construction of this 8-story, condominium mid-rise located in the epicenter of San Francisco at South of Market. The Civic Center and prominent High-Tech Headquarters are located in the vicinity. This 66,000. SF project was inclusive of a subgrade parking garage, ground-floor retail, 39 condos and multiple terraces overlooking San Francisco. A host of urban amenities ranging from first class retail and dining to culture and entrainment venues are within walking range. The building systems were approached through a robust code-compliant envelope, finely filtered make-up air, hot water hydronics, and natural ventilation. Refrigerant-based heat pump systems were provided for amenity spaces and retail. The building included an Energy Management System for main building equipment for ongoing measurements and verification.

Construction finished in 2020.

AlfaTech provided LEED Fundamental and Enhanced Commissioning for this new 7-story, multifamily residence in San Francisco. This multiuse 38,000 SF building contains 16 luxury dwelling units, ground-floor commercial space, and basement parking.

1554 – 64 Market St

New Construction, High-Rise, Design-Build 117,000 SF

AlfaTech provided mechanical, electrical, plumbing design-build engineering design for this project located in the downtown Van Ness and Market Area. This project is a model of a transit-oriented, resource-efficient mixed-use development. The 1554-64 Market Street is a new construction 12- story condominium twin tower, rising 136’ above ground. The space program offers approximately 12,500 sq. ft. sub-grade parking space, 5,000 SF ground-floor retail space, and 117,000 SF market-rate housing realized with 120 units. The open, green- roof terrace was shielded from wind and noise with a 15’ high part -translucent, part-opaque parapet. This project pursued California GreenPoint Rating. The engineering systems were designed to deliver built-in energy- and water-efficiency for long-term cost savings and user flexibility. Mechanical conditioning was achieved through dynamic, building-based heat recovery supplemented with active and natural ventilation modes in each unit. Energy-efficiency was furthered with occupancy-based lighting control in amenity areas and living rooms. Site water usage was reduced primarily through low-flow fixtures.

38 Dolores Street / 2001 Market

This 195,490 SF, 8-story mixed-use retail/multifamily development is located at the prominent corner of Market and Dolores Street in San Francisco. This project features a 30,000 SF Whole Foods Market on the ground floor with 81 luxury residential condos above, a landscaped courtyard with communal fire pit 38 Dolores incorporates single loaded open-air circulation providing fully passive ventilation and enhanced day-lighting. Other sustainable features include a 5,000 SF green roof (over 40% of the roof area) to both control and filter rainwater, solar hot water heating, photovoltaics, wind turbines, biodigesters, geothermal heat pumps and on-site car share and bicycle parking.

Our team provided full mechanical and electrical design services in addition to façade modeling and sustainable design effort to ensure the success of the project.

LEED Neighborhood Development (ND)

AlfaTech provided mechanical, plumbing, and sustainable design for phase one of the revitalization and masterplanning of the 22-acre Hunters View site. All existing buildings were demolished and replaced with 107 units of affordable rental housing across three new buildings , as well as new roads, sidewalks, and utilities, service offices and Promontory Park. The goal of the development is to incorporate green strategies and technologies to support the health of the residents, energy efficiency, low water use, and environmentally responsible material use.

The development achieved LEED Neighborhood Development (LEED-ND) certification.

Hunter’s Point Shipyard (HPS) – Artists Studio

AlfaTech provided mechanical, electrical, plumbing, fire protection, technology engineering design and LEED consulting services for this new building at HPS. Older navy buildings were demolished and artists living in that area moved to this redevelopment of the site. This building is located on the southern termination of Galvez and Horn Avenue.

AlfaTech provided mechanical, electrical, plumbing, and sustainable design for this mixed-use development. The project includes 67 for-sale residential units comprising 62,000 SF, a 26,000 SF sub-grade parking garage, and ground-floor commercial space. The development encompasses four buildings, with units ranging in size from 500 SF studios to 3-story townhouses. In addition, the development includes two plazas, a common courtyard for use by residents, and an extension to the Frog Park Walk.

Green systems include solar hot water heating, natural ventilation, daylighting, photovoltaics, radiant systems, and wind turbines.

Station Center Family Housing

The firm provided mechanical, plumbing, and fire protection engineering, as well as sustainable design, for this 6-story mixed-use, affordable housing development. The project provides 157 one, two, and three bedroom units totaling approximately 150,000 SF. Additionally, the development includes ground-level flex commercial spaces, which will soon house a corner café and market. The building has on-site social and health services with programs for teens and kids as well as a community room that opens onto a fitness center, pool deck and grand courtyard creating a large indoor-outdoor space for the residents. Parking for residents and commercial spaces is provided in a 103,005 SF parking structure. The low-energy building used a range of complementary sustainable strategies — including solar domestic hot water, high-efficiency boilers, and rooftop photo-voltaic arrays — to achieve LEED for Homes Mid-Rise Platinum certification. The Bay Friendly Rated landscape design will save 193,282 gallons of water per year compared to a conventionally landscaped property, beating Title-24 requirements by 20%..

Booker T. Washington Community Center

AlfaTech provided mechanical, electrical, plumbing, and sustainable engineering design services for the 68,000 SF, 5-story, mixed use structure, which houses a community center, 175-seat gymnasium, a 21-car parking garage, and 50 Affordable Housing Units, 24 for Foster Care Transition Aged Youth. The center includes a childcare facility, afterschool and teen programs, and Youth Radio, as well as the BTWCSC administrative offices. The apartment component, with space for supportive services, has become a model program, where transition age youth and adults, share a community that provides mentoring opportunities for the youth. BTWCSC is the oldest community service center serving the African-American community in San Francisco and has operated continuously since 1919. BTWCSC provides multigenerational services to approximately 278 individuals daily.

Trinity Place Towers, Phases II & III*

Engineering design for phases II and III at Trinity Place Towers in the heart of SoMa. Phase II included a 17-story, 399,000 SF building with 545-units and 21,000 SF of ground level retail space. Phase III included a 21-story, 694,000 SF building with 915 various studio, one- and two-bedroom residences featuring tall ceilings, large windows with great city views, and a modern kitchen. The buildings also include an array of amenities with a fitness center, laundry center, resident lounges with WiFi, and bike storage.

Engineering design services for the new 16-story, 143-unit, 280,000 SF high-rise luxury condominium building in trendy Jack London District of Oakland. The building is a cast-in-place concrete structure with a precast and glass exterior . There are four levels of parking and 12 stories of condominiums. The ground floor is reserved for retail space. Building amenities include concierge services, electronically controlled access to the attended lobby, a 50-foot heated pool and spa, a fitness center, a parking garage, and a clubroom with a full kitchen.

AlfaTech is providing mechanical, electrical, plumbing and sustainability engineering design services for this modular wood frame residential / mixed use project built on a podium slab above a cold-shell big box retailer. The new six-story development will feature 800 apartments above podium and five-level subterranean parking. Complex will include indoor and outdoor amenity spaces including fie courtyards, a landscaped walking path, rooftop pool, basketball courts, play structures and a fitness area. 184 of the new apartment units will be set aside for affordable housing. AlfaTech is responsible for the design of PV and solar thermal systems.

Treehouse Leimert Park

AlfaTech is providing mechanical, electrical and plumbing engineering design and architectural lighting services for this 8-story, 84,642 SF, ground-up mixed-use building. Project included demolition of existing strip plaza and construction of the new complex with 101 multi-family residential spaces and 8,260 SF of commercial use including ground-level market hall, 1,741 SF of space set aside on the 7 th floor for future rooftop restaurant, second-story courtyard, interior recreation rooms and a 15-car garage. The residences are designed as a mix of studios, one-, two, three and four-bedroom units, 15 of which would be set aside as extremely low-income housing.

AlfaTech is responsible for the design of PV and solar thermal systems.

AlfaTech is providing mechanical, electrical and plumbing engineering design for three new stick frame apartment building towers, 6-levels each. The overall area of all three buildings is 220,000 SF and will have a total of 234 units with 11 distinct residential unit types. Ground floor includes leasing office and fitness center and there are additional amenity spaces on the rooftop of Building B including gas fire pits, BBQs and pool.

The Weingart Willows

AlfaTech is providing mechanical, electrical, and plumbing engineering design services to the former Sea Rock Hotel. The newly named Weingart Willows in Los Angeles, CA, calls for renovating the existing 53-unit, 2-building structure hotel for conversion into homeless housing. Services included converting the pool area into outdoor community spaces and dining areas, replace existing PTAC units, installing makeup air vents, replacing water heater, rerouting electricals, and reconfiguring offices.

Wilshire Terrace Condominiums

The Wilshire Terrace, built in 1958, is a high-rise landmark designed by Victor Gruen & Associates features a prestigious clientele as well as spectacular views and stunning architecture. This iconic masterpiece offers 84 units on 14 floors with one, two, and three bedroom layouts in sizes ranging from 1000 to over 4200 square feet. The prestigious courtyard and garden area out front surrounds a lovely fountain area perfect for just sitting or taking a stroll along the grounds. his building includes valet parking, concierge, hair salon, pool, spa and conference room among other amenities. Resort includes 90 stalls for RV parking with private patios, picnic tables, firepits, WiFi and cable, two buildings for indoor attractions such as arcade, event room, billiards room and on-site cantina, and fitness center with onsite laundry and general store, one below ground pool, seven cabanas, two spas and a pool equipment building, splash pad, playground and a sports complex with basketball and pickleball courts along with nine vehicle parking stalls – 5 standard, 2 accessible and 2 EV.

This project was designed recognizing the adjacent seasonal wetland and the native bird species living there.

AlfaTech provided mechanical, electrical, and plumbing engineering design services for this university campus expansion project for Soka University which consists of two buildings. The 4-story, 91,370 SF Marie and Pierre Curie Hall (STEM building) features 19 labs, three classrooms, 26 faculty and administrative offices, 11 conference rooms and a 100-seat auditorium alongside open collaborative spaces and student workstations throughout the facility. Core lab facilities, including an aquatics lab, scanning electron microscopy (SEM) and transmission electron microscopy (TEM), accommodate advanced research and help recruit new faculty. The building’s instructional lab modules allow for interactive teaching and hands -on learning in this open, flexible, interactive and sustainable building to support the new life sciences concentration for undergraduate students interested in biology, biomedical research, biotechnology, public health and medicine (pre-med). The Resident Housing are twin, 4- story, 52,470 SF buildings which anchor the university’s southwest border. Each hall contains 50 housing units (made up of single- and double – bedroom dormitories), meeting and social spaces, a kitchen and 24-hour study rooms with a covered walkway connecting the buildings.

Specific team members completed a $98 million dollar student housing and dining project for the University of California, Irvine called Mesa Court Housing and Dining project. The project consisted of three towers, six-levels each, over 300 living units, with a complete podium for dining, and a lower level for mechanical, loading dock, shop, maintenance, building staff offices, meeting rooms and shower-toilet facilities. Some major design features include natural ventilation in all living units on Level 2 through 6, as well as all Demand-Controlled Ventilation (DCV) hoods on dining and restaurant Level 1 .

A major design feature includes in-floor radiant heat using the individual domestic water heater in each unit as the heat source for both in-floor heating and domestic water.

Sweetwater Spectrum Community

PG&E ZNE Pilot Project

The firm provided MEP engineering design services for this award-winning community which integrates autism spectrum-specific design, universal design and sustainable design strategies. The project includes four 3,250 SF 4-bedroom homes, a 2,300 SF community center with exercise/activity spaces and a teaching kitchen, large therapy pool and spas and an urban farm, orchard and greenhouse. Particular care was taken with the selection of the building materials and systems to promote healthy indoor air quality, acoustical control, and comfortable, super efficient HVAC systems. Since ceiling fans can be a negative stimulus to people on the autism spectrum, a radiant slab heating and cooling system was used with a low-velocity ventilation system. The site was designed to maximize passive solar orientation, daylight, and natural ventilation. All buildings incorporate photovoltaic solar panels and solar hot water. Other energy-saving strategies include high R-value insulation in walls and roofs; high-performance insulated windows; low- reflective “cool” roofs; solar tube skylights at interior halls; sun control where needed with overhangs, trellises, and operable exterior sunshades; high efficiency air-to-water heat pumps; energy-efficient light fixtures; Energy Star appliances; induction cook tops; and a building management system. Overall, these strategies improved energy performance by +30% better than California Title 24 energy requirements. Low-flow plumbing fixtures throughout reduce water consumption. An on-site well was drilled to supply water to all site irrigation systems, including site landscaping and the organic farm and orchards. Drought-tolerant plants minimize irrigation needs, and permeable paving and bioswales manage stormwater.

The project is a Pacific Gas & Electric Zero Net Energy Pilot Project and exceeds the 2030 Commitment designed to reduce energy use by 88% .

Venetian Terraces Condominiums

,AlfaTech provided mechanical, plumbing and electrical engineering design services for this project which included a two building, 170 single family attached condominium complex. Building 1 consisted of a 5 story, 115,733 sf building of residences atop a 34,217 sf of parking area, Building 2 consisted of a 5-story, 120,796 sf building of residences atop a 30,019 sf of parking garage. Residence structures were Type III-fire resistive construction and comprised of 11 floorplan layouts and are equipped with natural gas distribution to serve individual furnace/split system cooling units which are located on the balcony space at each residence.

Russo Court Townhomes

AlfaTech provided mechanical engineering design services for 21 townhomes constructed in three rows of five and one row of 6 on McKee Road. Townhomes consist of one of three major floor layout options with minor deviations bringing the total quantity of layouts to 9. Each townhome is three stories with most units consisting of garage space on the ground floor and living space above. The row of six townhomes include living space on the ground floor. The Heating system is a split system with gas furnace with outdoor DX cooling unit, one per townhome.
